Where it is, and what it costs
This is Emaar's own map of where their communities sit and what each one averages per square foot. The Valley is the lowest on it — AED 1,500 against 2,310 at Arabian Ranches, 2,900 at Dubai Hills and 3,700 in Downtown.
Same developer, same build, same warranty. You are paying about half what Dubai Hills costs and roughly a third of Downtown, for a house with a garden instead of a flat. Twenty-five minutes down the road is what the difference buys.

Getting around
On a map The Valley sits near the edge of Dubai, and that puts people off before they've driven it. The community comes straight out onto Dubai–Al Ain Road, a junction from Emirates Road — you're on a motorway before you're properly out of the gate. Downtown is 25 minutes. That is the same morning run plenty of people make from the Marina, and nobody calls the Marina far out.
And the city is coming this way. Dubai is building outward in this direction, not the other. Al Maktoum International — the airport Dubai is spending the next twenty years turning into the largest in the world — is half an hour down the same road, with Dubai South and Expo City filling in around it. Dubai Outlet Mall, Global Village and Academic City already sit between here and town. Every year more of the gap between The Valley and the middle of Dubai gets built on, and a home out here gets more central without ever moving.

Why here
Dubai–Al Ain Road runs past Al Maktoum International, the airport Dubai is spending decades expanding. Everything along that road gets closer to the centre of things, not further away.
Plots here are a different order of size to anything at the same money in the older communities. That's the whole trade, and it's why families keep moving out this way.
The lagoon, the beach, the town centre and the sports village are built and open. Phase One is lived in. You can walk it before you buy.
Phases Two and Three are only now coming out of the ground. The people buying resale in Phase One today are buying into a community that is going to keep growing around them.
